Competition and conflicts at the agricultural land market and its institutionalization

ANNOTATION

The purpose of this article is to present the results of research on the essence of the processes and phenomena of institutionalization of the market as a system of economic relations and determination of the peculiarities of land functioning under the competitive market conditions and under conditions of land conflicts in order to generalize recommendations to increase the efficiency of the land market performance in Ukraine, using the already gained experience of Poland as a country which is geographically, culturally, economically and mentally close to Ukraine, and where the land market under conditions of preservation of land private ownership performed even in the specific conditions of the times of so-called socialist camp of countries. The conducted research is based on application of a dialectical approach to the investigation of socio-economic phenomena, which is actually the land market, in an organic combination with scientific abstraction and methods of analysis and synthesis, induction, analytical description, systematization and generalization. Investigations have shown that the multifunctionality of land as a means of production also determines the presence of certain features of it as an object of market relations, which, in turn, in the context of the intensification of the land market performance as a specific institution in Ukraine during the last year, which occurs even during the war, may increase the level of probability of land conflicts, which will continue to grow both because of the objective limitation of the area of agricultural land in the country, which is also affected by the consequences of Russian military invasion, and as a result of an increase in the number of people interested in buying land plots as in a way of capitalizing available funds or as in a way of investing for the purpose of entrepreneurial land use. Such a situation can cause an increase in the intensity of competition on the land market, which quite realistically can turn into practical conflicts, which will require the appropriate search for the ways of resolution. At the same time, it is necessary to distinguish competition and conflicts, even at the theoretical level, since it leads to a difference in the formation and fulfillment of the necessary measures to increase the level of the land market efficiency and its institutionalization.
